Q:
Can a foreigner buy a property in Singapore?
A:
Yes, foreigner is eligible to buy the property in Singapore, however, they could only buy private property, there is no limit in the quantity of private properties that a foreigner can buy.

Q:
How much is the stamp duty that buyer need to pay?
A:
Stamp duty is a tax on dutiable documents relating to any immovable property in Singapore and any stock or shares.

Buyer’s stamp duty (BSD) is payable on purchase or acquisition of properties. Prior to 20 Feb 2018, the top marginal BSD rate for both residential and non-residential properties was 3%. With effect from 20 Feb 2018, there are differentiated BSD rates between residential and non-residential properties. The top marginal BSD rate for acquisition of residential properties on or after 20 Feb 2018 is 4%.

If you buy or acquire residential properties(including residential land) on or after 8 Dec 2011, additional buyer’s stamp duty (ABSD) may also be applicable. And if you buy or acquire residential properties and industrial properties on or after 20 Feb 2010 and 12 Jan 2013 respectively, seller’s stamp duty (SSD) is payable if the properties are sold within the holding period.

How to calculate the property tax?
A:
Property tax is calculated by multiplying Annual Value(AV) of the property with the relevant Property Tax Rates that apply to you.

Annual Value is the estimated annual rent of your property.

Property Tax Rates for:

Residential Properties
Non-Residential Properties
Owner-Occupier Tax Rates range from 0% to 16%

Non-Owner Occupier Tax Rates range from 10% to 20%

The tax rates depend on the AV bands.
Non-residential properties such as commercial and industrial building and land are taxed at 10%

A:
Owner-occupier residential properties may be the condominiums, HDB flats etc where the owner lives in the property, the rate are as follows:
